What is City Park?
City Park is an exciting new mixed-use community and hometown destination that will help reduce traffic and improve quality of life for West Kendall residents by bringing jobs, entertainment, and everyday needs closer to home. At the heart of the community is City Park Main Street, a vibrant, walkable district with dining, shopping, entertainment, and community gathering spaces that will create a true sense of place for West Kendall residents.
Designed around the ideals of a 15-minute city, City Park will bring together everything residents need just minutes from home, including 2.5 million square feet of commercial space supporting employment, shopping, dining, and services, along with schools and more than 250 acres of parks and open space. Once infrastructure is in place, up to 7,800 homes will be phased in gradually over the next 8 to 10 years. With 10+ miles of pedestrian trails, local shuttle service, and a future transit hub, City Park is thoughtfully planned to move people efficiently to, from, and throughout the community.
Why is City Park needed in West Kendall?
FIU research found that 78 percent of West Kendall residents leave the area each day for work, helping explain the long commutes and traffic many residents experience. That is largely because the area has long been underserved by commercial development compared to the rest of Miami-Dade County, leaving residents without enough local jobs, entertainment, and everyday amenities close to home.
City Park is designed to help change that by creating West Kendall’s first true jobs and lifestyle center, anchored by City Park Main Street and supported by 2.5 million square feet of commercial space for employment, shopping, dining and services. Overall, City Park is expected to generate more than 36,000 jobs and approximately $2.6 billion in annual economic output. By bringing more jobs and amenities closer to where people live, City Park is designed to improve quality of life, reduce traffic, and lessen the need for daily cross-county trips.

City Park is the only site in Miami-Dade with the scale and connectivity needed to deliver a complete, mixed-use community that meets West Kendall’s urgent need for nearby jobs, entertainment, and everyday amenities. Situated directly adjacent to existing development and the Urban Development Boundary, the site is the logical next place for growth. It is located east of Krome Avenue, less than a mile from Miami Executive Airport, outside all protected environmental areas and approximately 2.5 miles away from the closest Everglades boundary.
Its size allows City Park to be planned as an integrated community, with 2.5 million square feet of much-needed commercial development, schools, parks, trails, and open space, transit, and community uses working together. This thoughtfully planned approach helps meet the needs of the community more effectively than disconnected, piecemeal development. City Park will also support local businesses, Miami Executive Airport’s continued growth, and future aerospace opportunities.
How will City Park impact traffic?
Designed to reduce traffic, not add to it, City Park brings jobs, schools, entertainment, and everyday destinations closer to where people already live in West Kendall. Today, many residents travel long distances across the county for work, dining, shopping, and recreation because the area lacks its own major jobs center and lifestyle destination. City Park helps reduce those long cross-county trips by bringing these daily needs closer to home.
Just as important, City Park is planned to move people efficiently to, from, and throughout the community, with more than 10 miles of walking and biking trails, local shuttle service, and a future transit hub. By shortening daily trips and making it easier to get around without always relying on a car, City Park is intended to help ease overall traffic congestion.
How does City Park impact the environment?
Protecting the environment is a top priority for City Park. The project is located on non-environmentally sensitive land, contains no wetlands, and is located approximately 2.5 miles from the closest Everglades boundary. Nearly 250 acres of the site are dedicated to parks, lakes, open space, and nature trails, while modern stormwater systems are designed to improve water quality, support aquifer recharge, and enhance flood protection. By focusing growth here, City Park helps protect truly sensitive environmental areas while supporting responsible, well-planned development.
How is City Park being designed with sustainability and climate resilience in mind?
City Park incorporates sustainability into both its infrastructure and community design. By locating jobs, schools, entertainment, and services within a walkable community, City Park reduces car dependence and emissions while supporting a healthier environment for families. The community is designed around nature, with lakes, greenways, and parks, supported by modern stormwater systems designed to improve flood protection and support aquifer recharge. Infrastructure and building elevations are planned to meet or exceed Miami-Dade County’s latest sea-level rise and flood-resilience standards. Homes will have options for features such as solar panels and water reuse systems. Together, these elements help ensure City Park is well prepared for long-term environmental challenges.
Will City Park cost the taxpayers any money?
No. The project is fully privately funded. All development, infrastructure, and public amenities will be paid for by the developers, not taxpayers. In fact, City Park is expected to generate about $54 million in new property taxes annually, including $30 million for Miami-Dade County and $21 million supporting public schools.
How will City Park connect to transportation and mobility options?
City Park is thoughtfully planned to move people efficiently to, from, and throughout the community. Designed to prioritize safe, convenient, and family-friendly mobility, City Park makes it easy for residents of all ages to walk, bike, or use transit for everyday trips.
At no cost to taxpayers, the plan includes:
- A new transit hub designed to connect City Park to Miami-Dade’s express and local commuter bus routes.
- Shuttle service and a network of safe walkways and bike paths designed for getting around within the community.
- More than 10 miles of off-street biking and walking trails that connect to the County’s regional trail networks, including the Black Creek Trail.
What types of jobs will City Park create?
City Park will create a wide range of job opportunities in fields such as healthcare, professional services, insurance, financial services, logistics, education, retail, hospitality, and parks and recreation. The project is also expected to support future opportunities connected to Miami Executive Airport’s aviation growth and future aerospace expansion.
In total, City Park is expected to generate more than 36,000 competitive paying jobs over the life of the project, including both construction and permanent jobs. These jobs are designed to serve residents at all stages of their careers, bringing meaningful employment closer to home for South Dade residents.
What types of homes will City Park include?
City Park will include a diverse mix of housing options designed to fit every lifestyle and price point. The community will feature townhomes, live/work multifamily residences, and single-family homes, with more than 20 distinct home designs planned across the community. City Park will also include dedicated workforce housing for essential workers including teachers, nurses, police officers, and first responders. By offering a wide range of home types within a complete, mixed-use community, City Park helps families spend more time living and less time commuting.
Who is behind City Park?
City Park is being developed by a joint venture partnership including The Easton Group, Lennar, and MPKA, a team with deep South Florida roots and more than 150 years of combined experience delivering successful mixed-use communities. The team has helped bring some of South Florida’s most recognized projects to life, including Downtown Doral and major employment centers such as International Commerce Park. Together, they bring local market knowledge, national scale, and a proven track record of delivering projects that strengthen local economies and improve quality of life.
When will City Park be developed?
The project is currently in the application phase. As plans move through Miami-Dade’s review process, the development team is also actively engaging with community members, local leaders, and government officials to gather input and refine the project, so it reflects community needs and priorities.
