MYTH: City Park will make traffic worse.
FACT: City Park is designed to reduce long daily commutes and traffic congestion.
Today, many West Kendall residents spend hours each day driving across the county for work, dining, shopping, and entertainment. City Park brings these daily destinations closer to home in a walkable, mixed-use community, supported by transit and trail networks, helping shorten trips and reduce long cross-county commutes and traffic.
MYTH: There is plenty of developable land left inside the Urban Development Boundary (UDB) to accommodate growth.
FACT: While it may appear that land remains inside the UDB, there are no sites that are actually suitable for a project like City Park.
Most remaining land inside the UDB is divided into smaller or disconnected parcels, is long term protected land, or is not configured to support a significant, coordinated mixed-use community complete with jobs, entertainment, transit, and open space. City Park is located immediately adjacent to existing development and the UDB on non-environmentally sensitive land, allowing growth to occur in a thoughtful, planned way rather than through piecemealed projects that fail to address South Dade’s long-standing needs.
MYTH: City Park will harm the Everglades.
FACT: City Park will not impact Everglades National Park or Everglades restoration efforts.
City Park at its closest point is located approximately 2.5 miles away from the Everglades, outside all Everglades restoration project areas (CERP & BBSEER). A clear physical separation to the Everglades is provided by existing infrastructure, including Krome Avenue and the L-31 canal and levee system. By focusing growth on non-environmentally sensitive land next to existing development, City Park helps reduce pressure to expand development into truly sensitive areas.
MYTH: City Park is being built on wetlands.
FACT: There are no wetlands on the City Park site.
Both Miami-Dade County and the State have confirmed that there are no wetlands within the City Park boundary.
MYTH: City Park will harm the aquifer or drinking water supply.
FACT: City Park is designed to protect water quality and recharge the aquifer.
City Park helps protect water resources by dedicating nearly 250 acres to parks, lakes, trails, and open space, paired with modern stormwater systems designed to improve water quality, support aquifer recharge, and enhance flood protection. The site is located outside all wellfield protection areas and Everglades restoration areas. Existing roadways and canal systems provide natural separation from protected areas.
MYTH: City Park is being built on high-value farmland that should be preserved.
FACT: City Park is not located on prime agricultural land that supports South Dade’s most valuable agricultural sector.
The site has historically only been leased for row crops and is not part of the high-value farmland that makes up more than 83% of South Dade’s agricultural sales, such as tropical fruit production or plant nurseries. By locating City Park here, next to existing development on non-environmentally sensitive land, City Park helps reduce pressure to develop truly valuable farmland that is critical to South Dade’s agricultural industry.
MYTH: City Park will cost taxpayers money.
FACT: City Park will be privately funded.
All infrastructure and public amenities within City Park, including roads, utilities, parks, and open space, will be paid for by its developers, not taxpayers. City Park will also generate new tax revenue that will support county services and local schools within the City Park project.
