When completed, City Park will be a $2.6 billion, 990-acre mixed-use community. It will give West Kendall what it has long been missing: a major jobs hub along with a vibrant, family-friendly entertainment and business district where residents and neighbors can dine, shop, hike, bike, and play –– all within a short distance of new homes that make homeownership more attainable and schools that inspire families to put down roots. At the heart of the project is City Park Main Street, a walkable destination that will create a true sense of place for West Kendall.
It Starts with Jobs.
With a business sector that includes everything from hospitality and retail to entertainment, parks and recreation, wellness, education, logistics, aviation, and even aerospace, City Park will attract high-quality employers offering competitive-paying jobs close to home.
City Park’s jobs will anchor the community and be its lifeblood, delivering the long overdue economic engine West Kendall has been missing.
It will create more than 36,000 jobs, including:
- 23,287 in construction, which will generate $1.44B in wages over the development of the project.
- 12,815 permanent positions (7,823 direct and 4,992 indirect or induced), which will bring $910M in
annual wages to workers and the region. - $76,500 permanent annual direct job salary, well above Miami-Dade’s median wage.
City Park Reduces Traffic Congestion.
West Kendall residents spend up to three hours or more commuting, just to reach places to work and play.
City Park is designed to change that by bringing the things residents need most — jobs, dining, shopping, gathering places, parks, schools, and attainable homes — closer together.
Designed around the ideals of a 15-minute city, City Park will make daily needs easier to reach, with local shuttle service, bike paths, and a future transit hub helping move people efficiently to, from, and throughout the community.
- Anchored by the future City Park Transit Hub, the community will connect to the South Dade Bus Rapid Transit (BRT) system and local commuter bus routes.
- More than 10 miles of bike and pedestrian trails will tie into the County’s regional network, creating car-free connections.
- For drivers, City Park offers easy access to the Florida Turnpike and the Don Shula Expressway (State Road 874) and is well positioned near one of the proposed corridors for the Kendall Parkway (836 extension)
- The site is also adjacent to Miami Executive Airport and the existing CSX rail line, further strengthening its regional connectivity and future mobility potential.
City Park Delivers A Big Economic Boost. Right When We Need It.
The Financial Impact:
- $2.8B in development costs, including $211M in permit and impact fees during construction.
- $2.6B in annual economic output.
- $54M in new tax revenues—including $21M annually for schools.
The Economic Opportunity for Business
and Entrepreneurs:
City Park will bring 2.5M square feet of commercial space to West Kendall, including:
- City Park Main Street: 144-acre walkable district with shops, restaurants, entertainment, plazas, and a boardwalk — the heart of City Park and a new hometown destination for West Kendall.
- Retail: 1.4 M square feet of shops, restaurants, and neighborhood services.
- Office: 500,000 square feet for medical, professional, co-working, educational, and aviation-support uses that serve the community and support Miami Executive Airport’s aviation and future aerospace growth.
- Light Industrial: 526,000 square feet of light industrial/flex space supporting local businesses, last-mile services, and aviation/aerospace growth.
It Makes Home Ownership Attainable Again.
By May 2025, just 3% of single-family homes in Miami-Dade County were priced at less than $400,000. Townhomes, a popular design for working families, made up just 6% of the supply.
Those numbers are squeezing people out of the housing market — and out of the area. From 2015 to 2022, 31,000 residents per year left Miami-Dade, many of them middle-income working families seeking more-affordable metro areas.
The walkable community will feature up to 7,800 new homes, phased in gradually over the next 8 to 10 years once infrastructure is in place.

City Park will give West Kendall residents more ways to enjoy their free time close to home, from dining out and shopping along City Park Main Street to spending time outdoors with family and friends.
